256 GRAYS WEB

Every project deserves its own website

256 GRAYS WEB builds a website for each real estate project: one address for the project, with the renders, the plans, the 360 tour, the RERA details and an enquiry that reaches you on WhatsApp and email. We also build studio sites for architects and interior designers.

Ten chapters. Sixty items of work. One fee for the first year.

Why its own website

Why its own website?

Today the project lives in a PDF on WhatsApp, and a broker comes first on Google. Your company website says who you are. A project website sells one project, and does it better.

  • A short name for hoardings
  • Built to rank for its name
  • Fast on any phone
  • Every lead tagged
  • Clear ad results
  • Sales team updates it
  • Its own RERA and QR
  • Room for a JV partner

Who it is for

One site per project. One site per studio.

Developers and builders get a website for each project, with its own address, its own plans and its own enquiries. Architects and interior designers get a studio portfolio that shows the work and brings in the right clients.

  • Real estate developers
  • Builders
  • Property projects
  • Architects
  • Interior designers

The test

Be found. Convince. Capture.

Every page on the site has to pass three tests. Can a buyer find it on Google and in AI answers. Does it convince them with the pictures, the plans and the tour. Does it capture the enquiry on WhatsApp or by email before they move on.

  • Be found on Google and in AI answers
  • Convince with renders, plans and the tour
  • Capture the enquiry on WhatsApp or by email

Full List

Open a chapter to read every item in one plain sentence. The ten chapters are the job. The add-ons sit on top, priced separately.

The terms of the job, before any pixel is drawn.

  1. 01
    One fixed list of works

This sheet is the scope. Everything on it is included, except the items marked Landmark and the add-ons. Nothing is hidden in a later invoice.

  2. 02
    Everything in your name

Your domain, your code, your content, from day one. If you ever leave us, you take all of it.

  3. 03
    A dated plan

Up to four weeks for Launch, five to six weeks for Landmark, counted from when we have your content. You get the dates at kick-off, not a vague "soon".

  4. 04
Renders, tours and films from our own studio

Hero views, interiors, aerials, 360 tours and walkthrough films, made in-house and sized for the web.

Priced at studio rates. Already have renders, a 360 tour, a film or a logo from another studio? We use those too, and build them in.

Made for your brand and your buyer's phone. Not a template.

  1. 05
    Phone first

Designed on a phone screen first, because that is where most buyers will see it, then widened for laptops.

  2. 06
You see it on your phone before we build

The home page and one project page, as a working preview on your own phone. Two rounds of changes.

  3. 07
    Project page blocks

Hero render, facts, floor plans, 360 tour, location, construction updates, RERA details, enquiry. Each one designed once and reused.

  4. 08
    Readable by everyone

Text sizes and colour contrast are checked at design stage, so the site is easy to read for every age.

Mobile first, fast on a slow network.

  1. 09
    Hand-coded, no page builder

No WordPress plugins to patch, no heavy builder slowing the page. Clean code that stays fast for years.

  2. 10
Pictures that load in a blink

Every image is made in several sizes, so a phone never downloads a desktop image.

  3. 11
    Speed targets, Google's own

We build to the marks Google calls "good" and we show you the score before launch.

  4. 12
360 tours and films on the page

The tour and the film play on your site, not behind a link to somewhere else.

  5. 13
    Your own dashboard

Prices, availability, photos and construction updates are changed by your team in a simple dashboard, and go live in about two minutes.

Every section of the site is a module you can switch on or off from the same dashboard, so the site grows with the project.

So Google finds the site, trusts it and shows it properly.

  1. 14
A hand-written title and description for every page

What Google shows in results is written by a person, not generated.

  2. 15
Google is told where everything is

A map of the site is sent to Google, and every page says which address is the real one.

  3. 16
    Structured data

Hidden labels that tell Google exactly what each page is: a studio, a project, a question and its answer.

  4. 17
Share cards that look right on WhatsApp

When a link is forwarded, it shows the right picture and title, not a blank box.

  5. 18
Built to come first for your project name

Your title, address and Google profile all match.

  6. 19
    Local search

Your Google Business Profile is set up or cleaned, and it matches the site word for word.

  7. 20
    Real keyword numbers

We check what people actually search before naming a page. No guessing.

  8. 21
Pictures that show up in image search

Every image gets a proper name and a one-line description a search engine can read.

  9. 22
    Search Console under your account

You own the account that shows how Google sees your site. We check it at launch.

So ChatGPT, Gemini and Perplexity read the site and name you in their answers.

  1. 23
    Answer-first pages

The first paragraph under every heading answers the buyer's question in two or three sentences. AI tools quote that paragraph.

  2. 24
Questions and answers on every key page

A short FAQ on each important page, written from real buyer questions.

  3. 25
    The same facts everywhereLandmark

Project name, address, possession date and phone number match on the site, the profile and every listing. AI tools trust what agrees.

  4. 26
AI crawlers let in and checked

The site does not block the AI tools by mistake. We test it, because hosting settings often block them without telling anyone.

  5. 27
A summary file for AI tools

A plain-text page that tells an AI what the site is about in a few lines.

  6. 28
    Named people

Your principal's name, photo and a short bio on the site. AI tools rate content from a named person higher than from a faceless company.

  7. 29
    Bing, too

Some AI assistants read from Bing rather than Google, so we register the site there as well.

So you know what worked, by source, without reading a dashboard manual.

  1. 30
Google Analytics 4 under your own account

Created while signed in as you, so you own it. We are added as a helper, not the owner. Moving an analytics account later is painful, so we get this right first.

  2. 31
    The five things that count

Enquiry sent, WhatsApp tapped, call tapped, site visit booked, brochure downloaded. Each one is counted.

  3. 32
    Ready for Google Ads

If you run Google Ads now or later, the enquiries count as conversions from the first day.

  4. 33
    Ready for Instagram ads

Enquiries from Instagram and Facebook ads are counted too, so you can compare sources honestly.

  5. 34
    Cookie consent done properly

Nothing tracks a visitor until they say yes. A small banner with equal Accept and Reject buttons, not a trick.

  6. 35
    Clean numbers

Your own team's visits and test enquiries are kept out, so the numbers show real buyers only.

  7. 36
Every source gets its own link

The hoarding QR code, the brochure, the Instagram bio and each broker get a different link, so you know which one brought the enquiry.

Launch gets links for the hoarding, the brochure and Instagram. A link for each broker is Landmark.

Every enquiry lands where your sales team already works.

  1. 37
Enquiry form to your email and WhatsApp

A short form. The enquiry reaches your inbox and your WhatsApp, with the project and page it came from.

Connection to your CRM, such as Zoho or LeadSquared, is an add-on.

  2. 38
    WhatsApp with the message pre-filled

One tap opens WhatsApp with "Hi, I am interested in The Ridge, villa 2" already typed.

  3. 39
    Site visit booking

A buyer picks a slot and both of you get a calendar invite. No phone tag.

  4. 40
A brochure download that earns an email

The brochure is sent to the buyer's email, so every download becomes a real contact.

  5. 41
    Spam stopped quietly

Bots are blocked without making real buyers solve picture puzzles.

Boring on purpose. The things that fail only when nobody did them.

  1. 42
Domain and DNS in your name

You own the address. We document every setting so nothing depends on us.

  2. 43
    Fast hosting with a CDN

The site is served from servers close to your buyers, so it opens fast in Mumbai and in Dubai.

  3. 44
    The padlock, always

Secure connection on every page, renewed automatically. One address, not four versions of it.

  4. 45
    Nothing to hack

No database to break into, and the dashboard has its own protected sign-in. The forms are rate-limited.

  5. 46
    Backups and a watchman

Daily backups, and a monitor that tells us within minutes if the site goes down.

  6. 47
Privacy and terms, in plain words

A page that says what the site collects, which tools see it and how to change your mind.

  7. 48
RERA details, placed the way the rules ask

Registration number, QR code and the MahaRERA link, top right, in a font no smaller than your contact details.

  8. 49
Email that lands in the inbox

Business email on your own domain, set up so your mail is not marked as spam.

What we check before we press go, and before every change after that.

  1. 50
    Tested on real phones

On an iPhone and an Android, on a slow connection, not just on our laptops.

  2. 51
    Automated checks before every release

A robot checks every page for the things people forget: titles, share cards, forms, broken links. Our own site runs 233 such checks.

  3. 52
    Accessibility pass

The site works with a keyboard alone and with a screen reader.

  4. 53
A speed report with a date

You get the Google speed score for mobile and desktop on launch day, saved with the date.

  5. 54
Every link clicked by a person

Every link, phone number, file and form is clicked once by a human before launch.

  6. 55
    Share cards and labels checked

We forward a link to ourselves on WhatsApp and LinkedIn to see what a buyer will see.

The site is yours. Keeping it sharp is ours, if you want it.

  1. 56
    Thirty minutes of training

A recorded screen session showing your team how to use the dashboard, add an update and read the numbers.

  2. 57
    The runbook

One page that says where everything lives, who owns which login, how to add a project and who to call.

  3. 58
    All accounts handed over

Domain, hosting, analytics, Search Console, Business Profile, code. All of it under your logins, with us as a helper only.

  4. 59
    Maintenance

Every month: updates, a speed check, a backup check and small edits.

Included in the first year. From the second year it is one maintenance charge per month.

  5. 60
    A quarterly reviewLandmark

Thirty minutes every three months on the numbers and what to do next.

On top of the website, for clients who want more. Priced separately.

  1. A1
    CRM connection

Every enquiry goes straight into your CRM, such as Zoho or LeadSquared, with the project and source attached.

  2. A2
    NRI-ready pack

Pages and ads for the countries your NRI buyers live in, call slots in their time zone, and plain answers on buying from abroad.

  3. A3
    Website assistant

Answers buyer questions on your site from your project facts only, never a guess, and hands over to WhatsApp.

  4. A4
    Local market research

Before you launch: the competing projects within 5 km of your site, with their prices, sizes, amenities and offers, and the gap you can fill. After launch: new RERA-registered projects near you, listed each month. Built from publicly available information, such as MahaRERA, property portals and developer websites, so it is a careful guide, not a complete count.

  5. A5
    Market watch

A monthly note on what builders and developers in your city are launching and offering buyers.

  6. A6
    Cost watch

A monthly one-page view of steel, cement and other material price trends from published indices. A guide, not a quote.

Questions

What clients ask before the call

Eleven questions, each answered in plain words. If yours is not here, it is a good reason for the call.

There are two tiers, Launch and Landmark. Launch is for up to 20 pages and 1 to 2 towers, Landmark for up to 40 pages and 3 to 5 towers. Prices are not shown here, because every project is different. After a 30 minute call we tell you which tier fits and give you one fee. It covers the first year, hosting included. From the second year you pay one maintenance charge per month, which covers hosting, the domain, email and updates.

Because a project website sells one project, and a company page cannot. It gets a short address for hoardings and QR codes, comes first on Google for the project name, loads fast on a phone and tags every enquiry to that project. Your company website still links to it, so the two help each other.

Four to six weeks. Up to four weeks for Launch and five to six for Landmark, counted from when we have your renders, plans, RERA details and prices. You get the dates at kick-off: brief, design sign-off, build, content freeze and launch, each with a date and an owner.

Yes. Our studio makes renders, 360 tours and walkthrough films, sized for the web. If another studio made yours, we use those. Tours and films play on your own pages, not behind a link to somewhere else.

Yes. The registration number, the QR code and the MahaRERA link are built into every project page, top right, in a font no smaller than your contact details, the way the April 2025 circular asks. Your legal team confirms the wording before launch.

Yes, from day one. The domain sits in your registrar account, the code is handed to you, and hosting, analytics and search accounts are created under your logins. We are added as a helper, not the owner. If you ever leave us, you take all of it.

Yes. Every enquiry reaches your inbox and your WhatsApp, with the project and page it came from, and every WhatsApp button opens your WhatsApp Business number with the message already typed. Sending enquiries straight into your CRM, such as Zoho or LeadSquared, is an add-on.

That is what chapters four and five are for. Every page gets a hand-written title and description, structured data and a short FAQ written from real buyer questions. AI crawlers are let in and tested. The site is built to come first for your project name.

You get thirty minutes of recorded training, a one page runbook and every account under your logins. The first year of hosting, updates and maintenance is covered by the fee. From the second year, one maintenance charge per month keeps it all running, if you want it.

Yes. The studio has rendered projects for clients in Dubai, Muscat, Australia and the United States, and website work follows the same pattern: a call, a dated plan and a working preview on your own phone before we build.

Yes. Your team gets a simple dashboard to change prices, availability, photos and construction updates, and changes go live in about two minutes. Every section of the site is a module you can switch on or off there. Larger changes are covered by your monthly maintenance.
